First Time Home Buyers | What to Expect

GETTING STARTED

Finding your dream home is a large goal and will require many steps along the way. The following process is what we will do together to reach your goal, and I will be your trusted advisor. Here's what you can expect on your home-buying adventure:

 

1. GET PREAPPROVED Find a loan officer who will review your credit report and prequality you for a loan amount.

2. HIRE THE BEST When looking for your REALTOR®, hire me as your buyer's agent. I'm happy to provide referrals from my previous clients.

3. FIND A HOME Assess your wants and needs, then let me help you find the perfect home to fit your lifestyle. 

4. CONTRACT A signed sales contract between you and the seller is provided to the title company and the loan processing team.

5. APPLY Meet with your mortgage professional to review and sign your loan application and provide balance or necessary paperwork.

6. PROCESSING The processor receives and reviews documents. Appraisal, title insurance, tax certificates, and verifications are ordered.

7. INSPECTION Inspect yoour potential property for structural, electrical, and plumbing issues. Contact me for inspector referrals.

8. APPRAISAL If mortgaging, your bank will hire an appraiser to confirm the property value.

9. UNDERWRITING You need to check on homeowner's insurance. The processor turns in the completed file to the underwriter for review.

10. CLOSING CONDITIONS The underwriter provides a list of closing conditions to your loan officer and arranges for the collection of closing conditions from all parties.

11. LOAN APPROVED, CLEAR TO CLOSE Congratulations! You're almost home!

12. CLOSING DEPARTMENT Closing documents and funds are finalized and sent to the title company.

13. TITLE COMPANY The title company provides title commitment, compiles all paperwork, and draws up the documents to be signed by all parties.

14. FINAL WALK-THROUGH Borrowers do a final walk-through of the property to approve the condition of the house prior to signing closing documents.

15. FUNDING The title company requests funding from the lender. Once complete, the new owner takes possession. Time to move in and enjoy your new home.

16. CLOSING Parties sign closing documents and meet funding conditions. This process takes about one hour.
